Housing isn’t something you’d traditionally expect to find at a community college, but it’s one of the benefits of attending Å·±¦ÌåÓý. Here, you have the opportunity to live on either one of our campuses. You can choose to live on our oceanside South Portland Campus or kick up your feet in one of our spacious apartment-style suites at our Midcoast Campus in Brunswick. Wherever you choose to live on campus, you can be sure it’s an experience you’ll enjoy. Please know that due to high enrollment, our housing demand has significantly increased. As such, we are prioritizing those who live outside a reasonable commuting distance. More details can be found below under the Housing Application Process section.

Residence Halls

Surfsite Residence Hall – South Portland Campus

Surfsite Residence Hall is a coed residence hall with room for approximately 145 occupants that is located on Surfsite Road near the HUB Gym.

Surfsite Residence Hall offers:

• Triple rooms with a(n):
  • Extra-long twin bed
  • Desk, chair, dresser and/or wardrobe
  • Microwave
  • Refrigerator/freezer
• Beautiful views of Portland
• One Resident Director and four Resident Assistants (RAs)
• Two commons areas – for studying in groups or alone
• Recreational equipment including a pool table, foosball, ping-pong table
• Community bathrooms and showers on every floor
• Laundry room
• Easy access to the South Portland METRO bus stops around campus. (Å·±¦ÌåÓý students ride the bus free with Å·±¦ÌåÓý ID.)

Spring Point Residence Hall – South Portland Campus

Spring Point Residence Hall is a coed residence hall with room for approximately 300 occupants that is located on Fort Road across from the Campus Center.

Spring Point Residence Hall offers:

• Connected single, double, triple and quad rooms with a(n):
  • Joint bathroom and shower
  • Extra-long twin bed
  • Desk, chair, dresser and/or wardrobe
  • Microwave
  • Refrigerator/freezer
• Beautiful views of Portland and Casco Bay (from upper-floor rooms)
• One Resident Director (RD) and seven Resident Assistants (RAs)

• Gaming area with pool and ping-pong table

Orion Residence Hall – Midcoast Campus in Brunswick

Orion Residence Hall is a coed residence hall that offers room for approximately 80 occupants. Orion Hall is located on Sewall Street near the campus’ main entrance and is also home to Å·±¦ÌåÓý’s Security office.

Orion Residence Hall offers:

• Single or double suites that include a:

  • Private bathroom with a full tub/shower

Portland Commons at USM

2025-26 Housing for New and Returning Students

You can submit your housing application as soon as the application opens; your application for housing cannot be processed until you have registered for classes.

We encourage you to attend a New Student Advising Session and register as soon as possible. Please review the details below for information about application requirements, housing eligibility, and cost. All communications about housing will be sent to your Å·±¦ÌåÓý email address. Please make sure to check it frequently.

Returning Students: Students who are currently enrolled at Å·±¦ÌåÓý who have lived on campus (Å·±¦ÌåÓý South Portland or Midcoast, USM, or Saint Joseph’s Campuses, for at least one semester.)

New Students: Students who are newly enrolled at Å·±¦ÌåÓý, OR are current students who have never lived on campus previously.

We anticipate that housing will be in high demand for the 2025-2026 academic year. To ensure the best possible chance of receiving a housing assignment, students are encouraged to apply for housing as soon as possible upon the application opening, and by the below priority deadlines:

• Priority deadline for Returning Students: Sunday, April 27, 11:59 p.m.
• Priority deadline for New Students: Sunday, May 11, 11:59 p.m.

Due to anticipated demand, submission before the deadline is NOT a guarantee of a placement. See more information on the housing waitlist below.

Eligibility Requirements

• To live on our South Portland Campus:
  • You must be registered for at least 12 credits (full-time) OR be approved by the Office of Disability Services for a reduced credit load, OR be taking everything required for your academic pathway and be graduating at the end of the fall 2025 semester or the spring 2026 semester.
  • You must be taking at least one in-person class each semester that you are living on campus.
  • If you live in the following towns, you are not eligible to apply for South Portland housing: South Portland, Portland, Cape Elizabeth, Scarborough, Westbrook, Gorham, or Falmouth (see Appealing Eligibility Requirements below).
• To live on our Midcoast Campus:Ìý
  • You must be registered for at least 12 credits (full-time) OR be approved by the Office of Disability Services for a reduced credit load, OR be taking everything required for your academic pathway and be graduating at the end of the fall 2025 semester or the spring 2026 semester.
  • You must be taking at least one in-person class each semester that you are living on campus (see Appealing Eligibility Requirements below).
• To live at Portland Commons at USM:Ìý
  • You must have completed at least 24 college credits prior to applying for housing, AND registered for at least 12 credits (full-time), OR be approved by the Office of Disability Services for a reduced credit load, OR be taking everything required for your academic pathway and be graduating at the end of the fall 2025 semester or the spring 2026 semester.
  • You must be taking at least one in-person class each semester that you are living on campus (see Appealing Eligibility Requirements below). The requirement to have completed 24 credits prior to living at Portland Commons may not be appealed.
• To live at Saint Joseph’s College:Ìý
  • You must be registered for at least 12 credits (full-time) OR be approved by the Office of Disability Services for a reduced credit load, OR be taking everything required for your academic pathway and be graduating at the end of the fall 2025 semester or the spring 2026 semester.
  • You must be taking at least one in-person class each semester that you are living on campus.

Appealing Eligibility Requirements:

If you do not meet any of the eligibility requirements and would like to request individual consideration for housing eligibility, please . If you are granted an appeal, we will honor the date of your completed Appeal Form submission as your application date.

Housing Waitlist:

Students will be assigned to housing based on the timestamp of their completed application, and only if they meet all eligibility requirements for housing. In an effort to house as many students as possible, when available spaces are full, we will place applicants on a waitlist. As spaces open due to cancellations, we will assign students from the waitlist based on application date. Students can either accept that assignment or will be taken off the waitlist. Students are not able to remain on a waitlist for a specific building.

Communication After Applying

Once you have completed your application and meet all of the eligibility requirements, we will send an email confirmation to let you know if you are on our “to be assigned” list or on our waitlist. We will start to assign students to specific rooms for the fall semester before the end of May. We will process all completed applications based on application date for those who meet the eligibility requirements.
